The washdown every exterior repaint needs first

Paint bonds to the surface it touches. If that surface is a film of dirt, chalked old acrylic or mould, the new coat bonds to the film, and the film lets go long before the paint does. Early peeling on a repaint traces back to skipped washing far more than to cheap paint.

Sydney exteriors collect all 3. Chalking shows as powder on your hand after rubbing a weathered wall: it is the old binder breaking down, and no coating grips it. Southern elevations that see little sun hold moisture and grow mould and algae, which keep living under fresh paint and push it off. We wash the lot off, treat mould so it is dead rather than just clean-looking, and let the substrate dry before any prep or paint touches it.

Surfaces we clean, and the 1 we do not

We pressure clean the surfaces we prepare and coat. On decks, cleaning before sanding lifts the grey oxidised timber and old finish residue, so the sander cuts into fresh timber instead of grinding grime through it.

Roofs are the deliberate exception. Roof cleaning and restoration is its own trade, with its own access equipment, harness systems and coating products, and a painter squeezing it in does neither job properly. We stay inside painter scope and say so up front, which is exactly what you want from any trade quoting your property.

Pressure is a tool, not a setting

The damage a pressure washer does is done in seconds. A narrow or turbo nozzle held close cuts wand lines into render that only a render repair fixes, furs the grain of timber so it needs re-sanding, blasts mortar out of old joints and drives water behind weatherboards where it sits against the frame. None of that is the machine’s fault; it is the setting’s.

So the surface sets the method. Render, weatherboard, painted walls and timber get a soft-wash: low pressure, a cleaning solution matched to the grime, dwell time to let the chemistry work, then a controlled rinse. Concrete, pavers and brick take genuine high pressure, because the surface tolerates it and nothing else shifts ground-in grime. Fan width, distance and pressure change with every substrate, which is the difference between a professional clean and a hire-machine gamble.

Standalone cleaning, no repaint attached

Not every clean has a repaint behind it. Driveways and paths gone black with grime, render dulled by traffic film, shopfront concrete and the full external tidy-up before a property goes to market are all booked as standalone jobs. A pre-sale wash is the cheapest presentation lift a house gets: the difference between grey concrete and clean concrete reads instantly in listing photos and from the kerb.

The same discipline applies whether or not paint follows. Surfaces are assessed first, the method is matched to the substrate, and anything fragile (old render, soft mortar, aged timber) is washed the gentle way.
