We run painting maintenance programs for strata buildings, commercial premises and investment properties across Sydney’s upper North Shore and the Hornsby district, backed by Painting and Decorating Contractors Licence 222321C, $20M public liability insurance and over 20 years of workmanship.

What a painting maintenance program is

A painting maintenance program is an agreement, not a phone number you ring when something looks bad. It sets an inspection schedule matched to the building, and each visit produces a documented condition check: what has moved since last time, what needs attention now and what is safely left until the next visit.

Touch-up work is then done as planned work. Colours are on record, access is arranged in advance, and the work happens on schedule rather than as an emergency callout competing with every other job of the week. Ad-hoc repairs answer the question of who noticed the damage; a program answers what condition the building is actually in, and those are very different questions.

Who painting maintenance suits

Strata buildings are the natural fit. Committees budget on financial years and capital works plans, and a maintenance program converts painting from an unpredictable special-levy conversation into a known line item. Common property also carries the highest traffic in the building: lobby walls, stair rails and car park columns wear faster than anything inside a lot.

Commercial premises live off presentation: a scuffed entry and a flaking awning read as decline to every customer who walks past, and the reading is instant. Investment property owners get the same value in a different shape: condition is maintained between tenancies at planned cost, instead of being discovered at the exit inspection when it is most expensive to fix. Anywhere presentation is money, maintenance is cheaper than reputation repair.

Touch-ups now or a full repaint sooner

Coatings fail progressively, not all at once. The film thins, gloss dulls, hairline cracks open at joints and edges, then water gets behind the film and failure spreads under the paint faster than it shows on top. By the time peeling is obvious, the damage below is well ahead of it.

The repair cost follows the same curve. A hairline crack and a weathered sill are a touch-up; blistered, water-tracked paintwork means stripping, priming and recoating whole sections. Every failure caught at the touch-up stage is preparation money the eventual full repaint never has to spend.

This is how maintenance pushes the repaint cycle out by years: the coating never reaches the state where wholesale failure forces the decision. The building stays presentable the entire time, which a run-it-into-the-ground cycle never delivers.

What gets checked on a maintenance visit

Inspections concentrate where failure starts. High-wear surfaces come first: doors, door frames, handrails, skirtings and lift lobby walls take constant contact and show it earliest. Then weather-exposed elevations: in Sydney, the north and west faces take the harshest sun, and horizontal details like sills, capping and balustrade tops hold water longest, so they fail first.

Previous repairs get their own check. The joint between patched render and original render, replaced timber and old timber, or a past touch-up and the surrounding paintwork is a natural weak point, because 2 materials of different ages move differently. Sealant joints and rust bleeding through coated metalwork round out the list. Each visit records what has changed, and the record becomes the building’s condition history: the document a committee or owner plans and budgets from.

The craft

The details you never see, done properly.

Sharp tape lines, clean brushes, the right product for the right surface. Small habits, repeated on every job, are what a premium finish is made of.

What does a painting maintenance program include?+

An agreed inspection schedule, a documented condition check at each visit, and planned touch-up work on the items that need it. Colours and specifications stay on record, so repairs match the existing paintwork. The output is 2 things: a building that stays presentable, and a written condition history to plan and budget from.

How is this different from calling a painter when something peels?+

By the time peeling is visible, the failure beneath the film is well advanced and the fix has grown from a touch-up into stripping and recoating. A program finds failure at the hairline stage, when it is cheapest, and repairs it as scheduled work instead of an emergency callout. The difference is not the painting; it is the timing.

Does maintenance really delay a full repaint?+

Yes, by years, because it removes the mechanism that forces early repaints: progressive failure left to spread. Water entering at a cracked sill damages the surrounding film until whole sections need recoating. Fix the sill in the year it cracks and the surrounding paintwork lives out its full life. Multiply that across a building and the repaint cycle stretches accordingly.

How is the inspection schedule set?+

By the building, not by a template. Exposure, coating age, traffic and the standard the owner needs to hold all shape the interval, and a hard-used commercial entry is not inspected on the same clock as a sheltered residential facade. We set the schedule in the agreement and adjust it as the condition record builds.

Do you take on buildings you did not originally paint?+

Yes. The first visit establishes a condition baseline: what coatings are on the building, what state they are in and what needs attention first. From there, the program runs the same as any other. A building does not need our paint on it to benefit from a schedule.
